The Importance of Effective Drainage

The roof and gutter network are the first line of defence for any commercial structure. Its job is simple: to keep water out. For facility managers, the risks here are different from a dirty facade. While a dirty wall is largely an aesthetic issue, a compromised roof is an operational liability.

Understanding the Risks

The buildup of moss, lichen, and debris creates two specific problems for commercial buildings. If left unchecked, these issues turn from maintenance tasks into expensive repairs.

  • Moisture & Weight: Dry moss is light, but when it acts like a sponge and saturates with rain, it becomes heavy. This holds constant moisture against the surface, accelerating rust on metal sheets and degrading protective coatings.

  • Blocked Drainage: When gutters get blocked, water has nowhere to go. This causes "ponding" (standing water). On metal roofs, this leads to corrosion at the cut edges; on flat roofs, it stresses the membrane. Once the water level rises above the joints, leaks are inevitable.

Our Approach: Safety & Substrate Care

We do not believe in a 'one-size-fits-all' approach to working at height. A standing seam metal roof requires a different protocol to cement fibre or a single-ply membrane. Our priority is to clean the asset effectively without damaging the material or compromising safety.

Gutter Clearance & Cleaning Our strategies are calibrated to the condition of the roof to ensure we solve the problem without creating new ones.

  • Gutter Clearance: We utilise high-reach vacuum systems to remove debris safely from the ground where possible. For complex valley gutters, we employ MEWPs or Working at Height certified teams to ensure a thorough clear-out.

  • Controlled Pressure: We tailor our roof cleaning methods to the materials. Where appropriate we utilise variable-pressure systems, adjusting the flow and strength to suit the durability of the roof sheet or tile. Where necessary we may employ soft wash techniques to achieve the same level of cleanliness on surfaces that require a gentler touch.

  • Restoring Flow: Our primary goal is hydrological efficiency—ensuring gutters and downpipes are clear so water flows away from the building, preventing overflow and facade staining.

  • Safety Compliance: Whenever possible we employ ground based methods to eliminate workk at heights all together. Where necessary we strictly follow Working at Height Regulations (WAHR), utilizing safety lines, walkway systems, and cherry pickers (MEWPs) to ensure all work is conducted safely.

  • Asset Reporting: While we clean, we inspect. We identify and report issues like cut-edge Corrosion or coating failure, helping you plan for future maintenance before it becomes an emergency.
